Verified Views (AVRs) & Architectural Visualisation Supporting Planning Approval for Passivhaus Residential Development
Our Studio is a UK-based architectural visualisation studio specialising in planning CGI and Verified Views (AVRs) for residential and regeneration projects. For Fletcher Street in Stockport, we were commissioned to deliver a comprehensive visualisation package that supported the successful planning approval of this landmark Passivhaus development.
Working with Progressive Living Developments and Picture This, alongside architects AEW Architects, landscape architects Re-form Landscape Architecture, and planners Euan Kellie Property Solutions, our Verified Views and marketing CGI formed a key part of the planning submission and stakeholder communication process.

Verified Views for Planning and Townscape Assessment
Our Studio produced Verified Views (AVRs) across 14 key viewpoints, ensuring accurate representation of the proposed development within the existing Stockport townscape. These views were developed in line with planning requirements, enabling planning officers and consultees to assess visual impact, scale, and massing with confidence.
For high-rise developments such as Fletcher Street, AVRs play a critical role in supporting planning approval by clearly demonstrating how new buildings will sit within the urban context.

Visualising a Sustainable Residential Community
The Fletcher Street scheme will transform a currently vacant site into a high-density, mixed-tenure residential development delivering 245 homes across two buildings ranging from 8 to 20 storeys. Upon completion, it is set to become one of the tallest buildings in Stockport.
Designed as a Passivhaus low-energy scheme, the development prioritises sustainability, inclusivity, and long-term liveability. The proposals include 22 wheelchair-accessible homes, rooftop growing spaces, and shared amenities such as a communal laundrette, creating a diverse and community-focused living environment.
Our marketing CGI was developed to communicate these design principles clearly—illustrating both the architectural quality and the lifestyle offer to stakeholders, funders, and future residents.

Supporting Planning Approval Through Visualisation
Alongside the technical Verified Views, our architectural visualisation helped translate complex design and sustainability strategies into accessible imagery. This was particularly important in demonstrating the benefits of a Passivhaus approach within an urban setting.
The scheme also benefits from Good Growth Funding, reinforcing its role as a key part of Stockport’s wider regeneration strategy.
Planning permission has now been secured, marking a significant milestone in the delivery of this forward-thinking residential development.
