Our Studio was commissioned to produce a suite of Architectural Visualisation, Planning CGI, Consultation CGI, and Marketing CGI for the Wythenshawe Town Centre Masterplan - a once-in-a-generation £500m regeneration programme transforming the civic and commercial heart of one of Manchester's largest communities.

Working alongside architects Levitt Bernstein, Feilden Clegg Bradley Studios, and IF_DO, landscape architects Planit and CW Studio, and developer Muse, our visualisation package brought together multiple design narratives across a complex, multi-phase masterplan into a single, coherent visual story.

Visualisation across planning, consultation, and community engagement

Wythenshawe is a project where the stakes of clear visual communication are unusually high. This isn't a scheme being built for investors or occupiers alone - it's being built for and with an existing community. The Civic centre is already the beating heart of the town. The visualisation had to reflect that responsibility.

Our Planning CGIs translated complex urban design strategies into human-focused imagery, helping planners, stakeholders, and local residents understand how architecture, landscape, and public realm work together to create spaces that feel genuinely liveable. The imagery supported planning submissions across multiple sites - contributing to a significant outcome: all 422 homes proposed in the first phase have now received planning consent, including the Alpha House, Brotherton House, and C2 The Birtles schemes.

A masterplan with real community impact

The scale of what's been approved tells its own story. Alpha House will deliver 125 social rent apartments off Rowlandsway, designed by Levitt Bernstein. Brotherton House will be transformed into 191 apartments for older people and those living with dementia, alongside 25 townhouses. C2 The Birtles will replace existing retail and office space with 81 apartments and new ground floor retail. Over the next 10 to 15 years, around 2,000 homes could be delivered as part of the wider regeneration.

Alongside the residential programme, £31.9m of public investment - £20m from Government and £11.9m from Manchester City Council - is being directed into Civic itself, funding a new public square, improved outdoor spaces, and a new Culture Hub.

Marketing CGI that supports long-term place value

Beyond the planning process, the Marketing CGI assets were developed to build confidence in the masterplan's vision - supporting investment conversations, stakeholder engagement, and early-stage place branding. Visualising a scheme at its most compelling, while remaining grounded in planning accuracy, helps accelerate decision-making and establishes a consistent visual identity for the place being created.
